Fort Industry Square

This project involves the rehabilitation of ten historic buildings in Downtown Toledo that encompass nearly the entire block of Fort Industry Square. We are serving as Architect, Interior Designer and Historic Consultant. The lower level and street level of each building will be converted into commercial space for office, retail and restaurant. The upper three floors will be built-out into approximately 99 residential apartment units. Storefront and façade restoration for all ten buildings is extensive and has been closely coordinated with the State Historic Preservation Office and National Park Service. Connected on the interior, new circulation and updated building systems treat the project as one building. The interior design will better reflect the original late 19th century commercial buildings of Toledo, while also acknowledging transitions between buildings. The exterior and interior work will comply with the Secretary of Interior’s Standards for Rehabilitation to qualify for both state and federal tax credits.
